"Mead" is a detached period property set in a large, enclosed south facing delightful cottage garden. The cycle path and footpath from Sidford to Sidmouth is nearby, giving easy access to the superb shops, restaurants, pubs and beach in Sidmouth. In Sidford there is the renowned Blue Ball Inn, and also Spar supermarket.  The spacious accommodation has been thoughtfully furnished and decorated to a high standard retaining much charm and character throughout.  "Mead" is Ideal for couples and friends or two families sharing as there is ample living space downstairs and three spacious bedrooms.

ACCOMMODATION:

Level approach through the garden from the parking area and garage.  Spacious hall with original wooden flooring. Cloakroom with WC. Delightful sitting room with high ceiling, large bay window overlooking the garden. Stripped wood floor and rug. Feature fireplace with wood burner and large comfy sofas. South facing conservatory with rocking chair and cane furniture overlooking the garden.  Cosy kitchen with hand crafted pine cupboards, large fireplace with wood burner. Refectory dining table. Stairs to first floor. Utility room.  Off the kitchen is a large dining room with ample room to seat eight guests. Fireplace with wood burner, a lovely room for family Sunday lunch and evening meals, or playing games.

On the first floor are three spacious bedrooms, all south facing, overlooking the garden and down the Sid Valley.  Master bedroom with king size Victorian style bed. En-suite shower room with WC.  Second bedroom with double Victorian style bed.  Third bedroom with large bay window and twin beech wood beds with roll-away-beds underneath.  The two roll-away-beds can be used in this room if for children, or can be moved to the other bedrooms. Please enquire when booking and we will arrange for the beds to made up as required. The twin beds can be joined to make a double if required also.  Family bathroom with power shower over bath and W.C.   
The gardens are a real feature of this cottage, an abundance of mature shrubs, wild strawberries, herbs and fruit trees. Large lawn area ideal for games.  Quality garden furniture and gas bbq.

TV/DVD. Broadband.  Electric oven/ceramic hob. Microwave. Fridge/freezer. Dishwasher. Washing machine. Tumble dryer. Bed linen is included. Towels are available at extra charge. Travel Cot. High Chair. There is a small shallow pond in the garden with safety guard available.   Parking for 2 cars. Oil central heating throughout. 3 wood burners (logs provided for first day, thereafter charged as used). No smoking. No pets. £100.00 supplement for Folk Festival Week 3rd to 10th August 2012.  Fri/Fri change over.

Short Breaks are available from the end of September up to the final May bank holiday, or at the owners' discretion for a last minute booking at other times of the year. Unfortunately it would be most unusual for us to be in a position to consider a short break at peak holiday times, such as the October and February half terms or over the Christmas and New Year periods.
